Approach

Aspekt Construction

From what started as an idea through to a completed project that is handed over, there are a number of steps and processes that take place. At Aspekt, our hands on approach will guide you through each step.

In order for us to be able to do any detailed costing, we need a full set of the architectural plans. From here was can begin the process. Members of our team will visit the site to gain an understanding of the dynamics involved not just on the site, but the surrounding areas. We look at how the build will impact on local residents, the local shopping strip and the like. Once we have gathered this information and identified any potential risks, we can begin to do a detailed cost break down for you.

Where possible, we will arrange a meeting with the client prior to beginning work on the tender. This will ensure that both parties understand what is required. Ideally the client will supply all “tender issue” plans. We will review all plans in detail before commencing the process of sourcing competitive pricing from experts in their specified fields. Our trades will have the same high standards and work ethics that Aspekt adheres to. A “design and construct program” will cover all stages of the project, from the tender submission date, the contract award date, right through to commissioning and final sign offs before we hand over your completed project.

Now the hard work begins! It is time to prepare the contract document together with approved town planning drawings. From the cash flow projections to the bank guarantees and from the permits to the traffic management plans, every aspect of the job is detailed. It goes without saying that a pre work meeting will take place with all stake holders to meet their project team.

Our people are our most valuable resource. No matter the size of the job, our managing director, James Patton will be hands on and oversee the complete delivery process, from design, construction through to the final purchaser handovers. Your project team will be led by an experienced project manager who will take responsibility for the on-site project management. Together with an estimator, contract administrator, site manager, foreman and our EHS rep, your project team will be on hand to make sure the project runs smoothly, on time and importantly within budget.

Communication is the key. At the commencement of the project, we will schedule fortnightly site meetings with all key stakeholders together with our project team. These are scheduled right through until practical completion. These meetings will sometimes be in the office and other times at the site office, where you can visualize the progress. It’s a great opportunity interact with your dedicated project team. Detailed minutes are emailed to all the relevant stakeholders. These include things such as site safety and OHS, contract status, progress of the construction timeline, variations and progress claim updates.

It is not just the key stakeholders that we meet with regularly. It is just as important for us to have regular meetings with the subcontractors and designers to ensure that everything runs smoothly and stays on track.

Safety to both our employees and contractors is paramount at Aspekt. To further strengthen this position, Aspekt has successfully completed National Certification for the following standards:

AS/NZS 45001:2018 - Safety Management Systems
AS/NZS 14001:2015 – Environmental Management Systems
AS/NZS ISO 9001:2016 – Quality Management Systems

Achieving these standards means that as a company, Aspekt is focused on meeting customer expectations and delivering customer satisfaction as well as creating a quality management system to internationally recognized standards.

We conduct weekly site safety walks for every site. These are minuted and reviewed by both the construction director as well as the management team. There is also a fortnightly consultation with workers at a site level.

No two sites are the same, so every Aspekt site has a safety management plan tailored to the particulars of that site.

Aspekt’s policy is to encourage and support a culture of “right first time, every time”. To achieve this goal, Aspekt has established a “defect management plan” that manages defects at the source resulting in defect minimisation and control throughout the construction of the works.

We will identify defects early and ensure their rectification prior to final inspection and sign off.

It is a milestone moment for everyone involved on the project. In many cases, there have been years of planning, negotiating and a lot of decision making to get to this point. Prior to the actual handover, the entire project team will do a final inspection and walk though with all in interested parties. From purchases and tenants to real estate agents and owners corporations. We will spend the necessary time with each stakeholder and answer any questions to ensure their complete understanding of the property. A detailed handover manual is supplied with each property and this includes items such as appliance warranties, evacuation plans and services authority contact details.
